Concrete Cracks- Flatwork (Garage, driveway, basement floor)

There are two types of concrete, cracked or going to crack. Learn to distinguish what ones are important or not. 


Concrete cracks for a variety of reasons including the mixture, finishing technique, weather when poured and under-slab preparation. Time is also a factor as all concrete will crack in time and that is why the warranty is limited to 1 year. 


What to do?


If a concrete crack is greater than 4mm and within the warranty period complete a ticket and we will dispatch someone to take a look. Small cracks that are not growing or lifting are typically not a concern however we suggest monitoring. 


Driveway cracks


Often we see corners of driveways right near the road cracked off, this is often due to heavy trucks and not warrantable. 

Cracks that run parallel to the front of the garage wall are often the result of disturbed soil during construction, this is again typically not a warrantable item but submit a ticket and we will advise you. 


Tarion performance guide states that only cracks 4mm in width are not acceptable. 

One year builder warranty 


If repairs are made, colour and texture will not match surrounding concrete.
